Do I need a Registered Accessibility Specialist (RAS)?

If the construction or modification of a building is greater than $50,000 AND the building is a public accommodation or a commercial facility, a RAS must review the construction documents and specifications for the project. The plans must be submitted by the design professional within 20 workdays of them being issued. A RAS must also inspect the building for compliance within a year of project completion. It is the owner’s responsibility to request the inspection within 30 days after the completion of construction. (ELIMINATION OF ARCHITECTURAL BARRIERS Government Code, Chapter 469 and Elimination of Architectural Barriers Administrative Rules of the TDLR, 16 Texas Administrative Code, Chapter 68.)

The following are exemptions: federal property, restricted occupancy spaces, areas within a building used for religious rituals, van accessible parking at garages constructed prior to April 1994, and residential facilities.
